Can a home seller refuse to make repairs?
In a  home sale, YES the seller can refuse repairs. After the home inspection is completed the buyer and seller will negotiate and hopefully agree on the repairs to be completed on the home being sold. Yes, the seller can refuse the buyers request for repairs but if enough of the buyer's requests are not met the buyer is legally able to back out of the sale and the home can fall out of Escrow. It's in both parties' best interest to be reasonable and make it work.
Which parties pay for the Home Warranty and Home Inspection?
Unless the home warranty and home inspection are waived by both parties the buyer pays for the home inspection which can range from $400-600 dollars and the seller pays for the Home Warranty which can range from $350-$899 depending on the size and quality of the home.
In a Hot market how can buyers gain an edge in buying a home?
Be prepared ahead of time and know your market. Have your pre-qual letter and proof of funds ready to go up front. What I have seen happening a lot lately is a buyer finds their dream home and wants to make an offer but is not properly qualified. By the time they get qualified that home has already accepted another offer. Also, put your best foot forward by making a really strong offer up front so you can beat out the competition. Don't mess around or you will lose the home you really want. Terms of a sale can also give you the advantage in a multiple offer situation. A shorter escrow period is usually better for a seller.
How are sale price and list price different?
The list price is the price you list the home for. The sale price is the price you sell the home for after negotiations. A good agent should be able to help you set a price that is close to the sell price. The best agents will suggest you list at "X" with the probable sale price of "Y". One of the most essential skills of a real estate agent is accurate pricing.
